Everywhere you look you are bombarded with doom and gloom
reports about Real Estate. Essentially, the media, the
economists, the politicians all say we’re screwed.
Here is some information on why now is a Great Time
to Be an Investor.
Keep in mind though, that in the Seattle area we are
somewhat insulated from all of this, which we will discuss in a
moment. Also keep in mind that perception is reality, whether
it is true or not. Perception is what people act on, whether it
is reality or not.
We create our own reality. And if you create a reality of
doom and gloom you are likely to miss out on one of the best
opportunities for buying real estate you may see for a long
time.
1. It is a buyer’s market making many properties affordable,
both in price and terms.
2. With the majority of people focusing on doom and gloom,
here’s your chance get a berth on the ship (buying) while
everyone else is jumping off (selling or sitting on the
sidelines). When the lemmings are going one direction make sure
you are going in the opposite.
3. We have historically low interest rates. Albeit the
qualifications have tightened up for buyers
that are on the fringe financially.
4. Locally, we have HIGH employment rates and we have
something like 1.2 million people projected to move here by
2012 (I’m not sure of the exact number being projected). People
have to live somewhere.
5. People have little if any confidence in their 401ks,
IRAs, stocks, bonds and other financial instruments. Real
Estate offers more safety over time.
6. The sub-prime lending is gone, which has eliminated
approximately 25% of “wanna be” home buyers. Home buyers that
can’t buy homes turn into renters.
7. The increase in renters causes rents to go up. Hmmmmm,
wish I had some rental properties. Kiro7 news reported a few
weeks ago that rents in Seattle went up 10.3% in
2007.

8. New construction projects (mostly in single family homes,
condo conversions, new condos) that were getting ready to start
are shutting down. Although not felt immediately, this will
contribute to a housing shortage in due time. Additionally,
there are now a lot of contractors out of work, so labor costs
are down (do you have a property that needs rehabbing?).
So, while everyone else is jumping off the ship,just maybe
you should consider the local economic and market conditions -
and get out their and lock up some good real estate deals
